In this 3rd story dormer addition and interior renovation, the existing street façade was left alone to maintain the styling of the house while the 400 square foot rear addition added a large light filled living space and bathroom without significantly changing the massing of the house.
Interior flow through the house was greatly improved by expanding the kitchen into a rear mudroom with views of the back yard and by opening up the kitchen to an entry foyer. The rear addition and all areas of the house exterior exposed during construction were sprayed with icynene foam to provide the maximum possible insulation and air sealing value. Individually controlled radiant heating units in two new bathrooms give incredibly comfortable heat only when it’s needed.
